آركابيتا تتخارج من مركز توزيع فيديكس لشركة أريس

أعلنت اليوم آركابيتا غروب هولدنغز ليمتد ("آركابيتا")، شركة الاستثمارات البديلة العالمية الرائدة، عن تخارجها من محفظتها للعقارات الصناعية في الولايات المتحدة "آرك يو أس إندستريال بورتفوليو 6"، والتي تضم مركز توزيع صناعي مصنّف من الفئة الأولى الممتازة في مدينة دالاس- فورت وورث بولاية تكساس الأمريكية، مؤجر بالكامل لشركة فيدرال أكسبرس كوربوريشن ("فيديكس") بموجب عقد إيجار طويل الأمد صافٍ من مصاريف التشغيل والرسوم والضرائب، وقد استحوذت عليه شركة أريس مانجمنت، إحدى أكبر الشركات العالمية المتخصصة في إدارة الاستثمارات البديلة.

وكانت آركابيتا قد استحوذت على العقار في يناير 2021 ومساحته 776،629 قدمًا مربعًا نظرًا لموقعه الاستراتيجي بالقرب من ثاني أكبر مركز توزيع لشركة فيديكس في الولايات المتحدة والذي يبعد عنه مسافة أربعة أميال فقط، بالإضافة إلى قربه من الطرق السريعة الممتدة بين الولايات ومحطات النقل بالسكك الحديدية ووسائط النقل المتعددة، وهو يشكل محورًا هامًا ضمن شبكة فيديكس اللوجستية، ويتيح الاستفادة من الكثافة السكانية العالية والطلب القوي في المنطقة على المساحات الصناعية.

وبهذه المناسبة، قال أحمد الشيراوي، المدير التنفيذي ورئيس مجموعة الاستثمارات الخاصة بمجموعة آركابيتا "تعكس هذه الصفقة التزامنا بنهجنا المنضبط في الاستثمار العقاري وإدارة المحافظ الاستثمارية، حيث ترتكز استراتيجيتنا الاستثمارية في العقارات اللوجستية على استهداف الأصول الواقعة في مراكز التوزيع الكبرى والتي تعتبر هامة وضرورية للتشغيل والاستمرارية وتحقيق الأهداف الأساسية. وتمثل هذه الصفقة إنجازاً جديداً في الاستراتيجية الاستثمارية لآركابيتا ضمن محفظة العقارات الصناعية، كما ترسخ رؤيتها للاستثمار في القطاعات المرنة بالأسواق الأمريكية الرئيسية".

يذكر أن القيمة الإجمالية لعمليات التخارج التي نفذتها آركابيتا خلال الأسابيع الأخيرة من محفظتها العقارية الصناعية في الولايات المتحدة تتجاوز 200 مليون دولار أمريكي. وقد أعلنت الشركة خلال الفترة الماضية عن بيع تسعة أصول عقارية صناعية تبلغ مساحتها الإجمالية 1.5 مليون قدم مربع وتقع في مدينة إنديانابوليس بولاية إنديانا. مما يؤكد قدرة الشركة على اختيار الأصول عالية الجودة والمدرّة للدخل وإدارتها بكفاءة وتحقيق قيمة مجزية منها في ظل البيئة الاقتصادية الحالية
